Although property is an attractive investment proposition the amounts of money involved are out of the price ranges of a large number of potential investors.
In a similar way to property values, land values have also seen a huge increase of late, with official reports stating that rural land prices have risen by up to 30% in the last 12 months and 130% since 1990.
One survey by the Halifax showed that land values had increased by as much as eight fold over the past two decades. What is interesting is that in the same time period property prices increased three fold – so land has actually performed comparatively better than property.
The beauty of land is that it is far more affordable than buying property. Pieces of land vary enormously in size from small plots big enough to build a semi-detached house, to huge acreages of land for all purposes. Buying a plot of land is obviously far cheaper than buying a house and is thus a much more accessible investment vehicle.
Shop around and you will find plot prices start from around as little as £10,000 yet some people who would like to invest in land, don’t necessarily want to part with this type of money. In response to this demand new opportunities are available for investors to buy shares in landowning companies. These opportunities claim to combine the benefits of land investment with those of equities markets, and certainly offer the investor a great deal of freedom in terms of the size of the investment.

The acute housing shortage now facing the UK has led to the government to implement challenging new housing initiatives designed to ensure that tough housing targets are met. In order to build the huge number of new homes that are needed, a lot of land will be required.
