An investment fund that allows people to capitalise on the regeneration of industrial property in the north of England is being launched at a number of investment roadshows in the north east and north west.

The Gullwing Fund 2, which is setting out to buy between twenty and thirty industrial sites predominantly in the Liverpool, Manchester and Newcastle regions, is predicting returns of fourteen per cent per annum over the next five years, including a target annual dividend of five and a half per cent.

The Fund is being launched by PropertyBourse, Europe's only FSA authorised platform for opportunity driven specialist property funds.

Their first fund, Gullwing 1, was launched in 2005 and is now fully invested.

Estates with an open market value of £40 million have been lined up for Gullwing 2 and the fund will be open to investment via a SIPP (Self Invested Personal Pension) or other form of pension, with a minimum investment of £12,500 on the PropertyBourse platform.

Robin Christie, Managing Director and founder of PropertyBourse, said: "The north is an increasingly attractive location for industrial occupiers and distribution companies - rents are cheaper, there is a ready pool of labour and estates within easy reach of the notional motorway and rail networks are enjoying considerable demand.

"When people talk about property investment, most of us assume they are talking about buy to let residential stock. Industrial property is the less glamorous end of the market. But the UK industrial sector is growing strongly and there is potential to add further value through active management."

The Gullwing Fund comprises an experienced team of property professionals, which has linked up with Helios Properties plc, based in Newcastle, one of the most successful industrial developers in the UK.
